We utilize Minnesota based Rental History Reports for rental application screening services.

Please have your photo ID and Income proof documents easily accessible on your computer.

The RHR system will require them as part of the application process.

Application fees are non-refundable regardless of the owner's final decision.

Approval Guidelines:

Approval requires a 700+ FICO score, gross income of 2.5x the monthly rent, 2 years rental and work history verified in writing, no criminal record, no credit collections, no history of NSF checks, no evictions, no late rent payments. Per California law, each available property will be offered to the applicants who have fully completed the above steps, been approved by ownership, and communicated in writing they will sign a lease and deliver funds. No available properties will be held longer than 2 weeks beyond their first available date. All guarantors are required to complete an in person or online video interview to confirm identity and ensure they understand the responsibilities of a guarantor.
